A material take-off (MTO) is a detailed schedule of every material required, derived by measuring quantities directly from construction drawings, specifications, and schedules.

How a take-off works
The estimator works through the drawings systematically, measuring and recording quantities for each material. Floor areas give floor finishes quantities. Wall elevations give brick and block quantities. Window and door schedules give joinery quantities. Each material is listed with its unit and the source drawing reference.
Miniature example
From a ground floor plan (Drawing FP-01):
Floor tiles: 44 m² of kitchen/diner area
Skirting: 24 linear metres
Plasterboard: 56 m² ceiling area + 10% waste = 61.6 m²
The estimator notes each quantity with the relevant drawing number so it can be checked later.
Common mistakes
- Using scale measurements from unsealed or poor-quality drawings
- Forgetting to check the drawing register for revision status
- Omitting waste allowances and ordering exactly the measured quantity
